Around 697 m² leased from the Georgian state at 17 Shota Rustaveli Avenue, inside the basement of the Rustaveli National Theatre — one of Tbilisi’s landmark cultural buildings.
We have held the master lease since 2017 and turned a dormant basement into two working restaurants: Salobie Bia and Burger House Tbilisi now operate the space as our subtenants.
Three apartments on one floor of a historic building at Vasil Petriashvili 3–5, in the Vera district. Acquired as a shell and converted into a short-stay portfolio: a studio, a one-bedroom and a two-bedroom that recombine into three- and four-bedroom configurations.
We run the whole operation — listings, pricing, guests, cleaning and maintenance — and built the Superhost track record from zero.
A restaurant at Na Zderaze 260/14 in Praha 2, operated under the BIA brand — the same Georgian operator behind Salobie Bia and Burger House in Tbilisi. This is the concept’s first move into Central Europe.
Our participation is held through Solterra Group s.r.o. The venue is currently in fit-out.
Development
Two single-family houses built and sold in a developed, non-agricultural part of Tbilisi: 292.4 m² and 265.8 m² of house on 500 m² and 400 m² plots, over two storeys, with travertine facades, irrigation and full utility connections.
A 1,400 m² site held with a consented scheme for three houses. We are taking it back through planning for a denser and more liquid scheme of seven to eight units — the consent alone lifts the land value before a single wall goes up.
Moscow · 2007–2011
Before Georgia, our team ran leasing, marketing and cost optimisation for more than 20,000 m² of commercial space in Moscow, with over 40 tenants across the CIS, under the management company OOO Rofis. Two buildings, three minutes from Belorusskaya metro, run end to end.
Office floors on the grounds of the Slava Second Moscow Watch Factory. Cellular layouts from 30 m², secured site, goods lift, parking, central utilities and telecoms.
A standalone three-storey building let as office and retail space, with units from 15 m² up to 275 m² on the first two floors.
Scope covered the whole operation: marketing the space and working with agencies, negotiating and administering leases, cleaning and security, telephony and internet provision, refurbishment, technical inventory drawings, and the buildings’ own budget and P&L. Re-zoning and repurposing work followed the shift in retail and office demand at the time.
