Since 2017 we have leased about 697 m² inside the Rustaveli National Theatre from the state, carried the vacancy risk and sublet the space to two restaurants. Guaranteed rent applies the same model to apartments.

Which flats qualify?

Renovated and furnished (or you are willing to do it before the start), in a district with proven demand: Vera, Vake, Sololaki, Mtatsminda, Old Tbilisi. The numbers have to work with a safety margin, so we decide after a viewing.

How is the rent set?

From our forecast of what the flat earns, cut by 30% for weak months, minus running costs and our margin. You get the figure in writing before you decide.

How long is the lease?

Minimum 24 months, usually two to three years.

How are subletting and tax handled?

Permission to sublet is written into the lease. How the rent you receive from a company is taxed depends on your status with the Revenue Service, so we go through it with you and your adviser before you sign.

What if it doesn’t qualify?

We offer short-term or long-term management instead and show you the numbers for both.
