what you see

four screens.

overview

Gross income, expenses, our fee and your payout for the month and the year. Occupancy, average nightly rate and revenue per available night for short-term rentals. Year-on-year change.

statements and receipts

The monthly PDF statement, every expense line with a photo of its receipt: cleaning, linen, repairs, supplies, utilities.

bookings and tenants

Short-term: bookings by apartment and channel, calendar, guest reviews. Long-term and commercial: tenants, leases, rent roll, arrears, indexation and lease-end dates.

partners and documents

If you own with partners: each partner’s share, payout and return on investment. Contracts, inventories and insurance in one place.

why it matters

you shouldn’t have to ask how the flat is doing.

Most owners we work with live outside Georgia. Before the portal, the answer to “how is the flat doing?” was a WhatsApp message and a spreadsheet. Now every booking, expense and payout is visible, with the receipt behind it, in the format a partner or an accountant expects.

Figures are counted by fixed rules: bookings split by night across months, currency converted at the National Bank of Georgia rate on the day.
